Toronto office vacancy rates rise in Q2

Avison Young's report shows Toronto's office market had varying vacancy trends in Q2. Overall availability rate increased to 20.2%, with office vacancy rate at 14%. Vacancy decreased in Midtown, Toronto East, and Toronto North, but rose in Downtown and Toronto West. Class A and trophy buildings saw gains, offsetting losses in class B and C buildings. Average rental rates rose to $27.3 per square foot, with different changes by region and building class. Potential impacts from upcoming Toronto office space regulations were also noted.
